We receive a statement of exclusivity from
the agents and/or vendor as we do not want to lay out
finance on surveys to end up being gazumped. We will
expect an undertaking that all costs will be covered by
the vendor if this happens.
Each portfolio is 30% or more below RICS
valuation accompanied by valuation reports from a
recognised RICS accredited company/firm.
We require confirmation that the properties
have individual leases on them all (if they are
flats)
You are in agreement that we would undertake
a staggered completion.
The vendor understands that we will use our
nominated solicitors because of the way that we structure
our deals - expedience is of the utmost importance to us
and you.
All ASTs ( Assured Short hold Tenancy) must
be provided
We require the room measurements of each
flat including the total square footage ie floor
plans.
We would require access to the properties in
order for our surveyors to attend.
None of the points above are negotiable they
are pre requisites to the deal moving forward.

advisable that a 30%+ discount is considered before
