Works
STEP 1 - Property
Valuation
The very first step is to carry out a free
valuation, usually over the phone. During the valuation we will
clarify details of the property to be sold and your particular
requirements.
STEP 2 - Property Offer
Price
Within 24 hours we can respond with an
offer price for your property (typically up to 80% of
the property's current market value). This offer does not place
you under any commitment.
STEP 3 - Surveyor
Instructed
After confirming your wish to proceed we
instruct a surveyor. The surveyor is paid for by us, they will
verify property details in preparation for the
solicitors.
STEP 4 - Solicitors
Appointed
Separate solicitors are appointed
representing the seller and the buyer.
STEP 5 - Completion of the
Sale
The sale is then completed in a timeframe
that is agreed with yourself and your
solicitor.
Throughout the process we will keep in close
contact with you dealing with any enquires that you may
have, 7 days a week. We always strive to make the whole
process as simple as possible for you, with no hassle and
no fees, the price we agree is what you will
receive.

Completing a very quick property
sale within 2
to 4 weeks
Whilst we can complete purchases within 2 to
4weeks much will depend on the solicitors to execute the
sale within a very short timeframe. If a very quick
property sale is required you will need to brief your
solicitor on the urgency and be prepared to provide all
information required as soon as it is requested.
We have summarised below an overview of the
transactions to be completed with the solicitors. If you
require a quick property sale we will work with you to complete
these steps in the shortest possible time.
Appointing a solicitor - the steps that follow through to
completion
1. Seller instructs a Solicitor to act on
their behalf. Seller Solicitor requests the Seller
to complete a Seller's Property Information Form (SPIF)
confirming details of the property along with a list of
Fixtures and Fittings.
2. Buyer Solicitor confirms fees to be paid
by the Buyer and awaits a copy of the draft contract from
the Seller Solicitor.
3. Seller Solicitor obtains title deeds from
the Seller, or if the property is mortgaged from the Bank
or other lender, then prepares the Draft
Contract
4. Buyer Solicitor applies for searches on
the property being purchased. This can take up to 2
weeks or more but is often much quicker (if a quick
property sale is required then this is one of the key
areas to execute promptly). During this time the Buyer
Solicitor usually reviews the draft contract raising any
enquiries with the Seller Solicitor. Once approved
the Buyer Solicitor forwards the draft transfer document
to the Seller Solicitor for
approval.
5. Seller Solicitor reviews the draft
transfer document and replies to any
enquiries.
6. Seller meets with their Solicitor to
discuss dates and sign the Contract and Transfer. At the
same time the Buyer meets with their Solicitor to discuss
dates and sign the Contract, Transfer and Mortgage
Deeds. At the same time the Buyer provides any
balance of purchase funds required to complete the
exchange of contracts. Note that
all communication with solicitors can be conducted
remotely, however you will need to provide verified
copies of your
identity.
7. Buyer and Seller Solicitors exchange
contracts.
8. Completion of the property sale takes
place on the date agreed, Seller paid in full, Buyer
collects the keys.
