Q. Will I need a solicitor?

A. Yes you will need a solicitor or licensed Conveyancer. You can use your own or we can recommend one for you, either way we'll pay the bill.

Q. What about legal fees?

A. In some cases, we will even pay your legal fees for you. This is decided on a case-by-case basis, and can be discussed when we visit your property.

Q. Will you consider any property?

A. Yes. Any property, in any condition, will be considered. We see properties in need of work every week with all sorts of problems. I'm sure yours won't be the worst we've seen.


Q What if I own a flat, with only a short lease remaining?

A. That's fine, subject to due diligence we may still consider making a sensible offer.

Q. My home is about to be immediately repossessed. Can you help?

A. Yes. Contact us straight away and we should be able to help and even give you advice about the different options available to you. We had one client contact us at 8.00pm on a Tuesday and they where due to be repossessed the following day at12.00 a.m. We intervened and put a stop to it.

Q. Will my neighbours find out about my situation?

A. No. The sale will be totally confidential, we will not put up "For Sale" or "Sold" signs or publicise it in the local newspapers.

Q. My property is tenanted; do you buy properties with tenants in?

A. Yes. We will buy your property and keep your tenants on.

Q. My property has 'Tenants From Hell' who we can't get rid of, are you still interested?

A. Yes, if you have 'Tenants From Hell' we will buy your property and deal with them at our own expense.

Q. Do you buy land?

A. Yes. We buy land any shape or size with or without planning permission.

Q. Will my estate agent mind me selling to you?

A. Probably. They will be missing out on their 1.5%-2.5% commission! There is no reason why you need to pay an estate agent for not selling your house? (You should check the exact terms of any agreements you have signed). Usually, under a written notice, you can get out of the contract in 10 days. We will speak to you more about this.

Q. I know someone who wants a fast sale, should I tell you?

A. Yes, and if you do you could earn yourself a 'Finders Fee' of between £500 to £1000 if we end up buying the property.

Q. I'm in no hurry to sell my house and I want to get the best possible price, should I call you?

A. Only if you have pressing issues other then selling your house fast. If not, then No. As you will be looking for above market value.

7 Steps To Sell Your Property Fast


1. Presentation 

First impression is very important. The first thing your potential buyer sees is the outside of the property. Make sure its presentable. You don't want them to drive by and keep going!


2. De-Clutter
Get rid of all personalised items. If at all possible repaint the interior a neutral colour ie magnolia and white.

3. Clean
OK this should be obvious but you'd be surprised how many sales fall through because of dirty premises. Clean from top to bottom!

4. Organise Rooms
Make sure each room is recognisable ie using a bedroom as a games room is not productive. The kitchen and bathroom should be clean and set out appropriately.

5. Empty Is Bad 
Make sure your house has furniture! Buyers lack imagination. Statistically properties with nice furniture and  accessories sell quickly.

6. Muliple Agents
Always use more than one estate agent. You don't want to tie yourself into a contract with only one agent who cannot deliver.
