Do you pay
open market
value?
A. Firstly,
we are concerned with your
situation.
We will do all we can to put your mind at ease
by
offering options and
solutions to accommodate your predicament. Any offer you
receive would be an
amount
discounted from the open market value of your house if it were
fully renovated. However, what we do is offer a valuable
service in that we provide expedience at a time when you need
it. Our Associates are professional home buyers we tend to
offer a guaranteed quick sale, for this we expect a 5% profit,
excluding costs. We complete quickly, pay cash, and usually pay
all normal completion costs - conveniences that may or may not
be of equal or greater value to
you.
Q. How do you determine the
price you will offer
for my
house?
A.
We acquire your property’s valuation via looking at the Land
Registry’s ‘actual sale prices’ of properties in your area
over the past three months. In addition to the size of your
property we then use these comparables as a barometer to value
your property. Added considerations include the condition of
your property and the extent and cost of renovations required.
Finally, there are the buying and selling costs - usually 10%
of the purchase price i e a combination of ours and your legal
fees, stamp duty, 6 months mortgage repayments while the house
is on the market, capital gains tax, estate agent fees if we
decide to sell, etc.

Do you charge a valuation
fee?
A.
No valuation fee is ever charged to view your home. Please be
aware of companies charging you any type of fees throughout the
whole process of buying your
house.
Q. If
I
am I obligated to
SpeedySales© in any
way?
A.
There is no legal obligation at all to
SpeedySales© nor to
any of our local Associates when you submit an information
form. All we ask for is the
opportunity to speak to you about your
situation.
Q. How soon can I get my
money?
A. The money can be in
your account within 7 to 28 working days or we will
exchange within a week and allow you to move out whenever suits
you. Go to Sell Now Move Later.
Q. I need to release funds from my house,
but do not want to move. Can I rent the property
back?
A. No. Unfortunately due
to the bad press and new legislation surrounding this issue we
have opted out of sale and rent back. We have instead
introduced Sell Now And Buy Back.
Q. Do I have to pay any
commission or agency fees?
A. No. Once again you
will have to pay no fees whatsoever. There will be no agents
involved in the sale. This could result in a saving of £1000's
and weeks of delay.
Q. How much will it cost me to sell to
you?
A. Zero. We are NOT
estate agents and don't charge a fee, we will even pay
your solicitors bill!
Q. My home is being threatened by
repossession can you help?
A. Yes. We can prevent
your property being repossessed. Your neighbours won't know
anything has changed.
